B. Rental terms

1. The owner

SPYRIDON AGAPAKIS, Kardiani Bay, Tinos Cyclades 84200, Greece, tax number 032105117, property registration number (ΜΗΤΕ) 1178K92001077001. Email: [email protected] · Phone: 694 555 7500.

The property: a self-contained 130 m² house in the village of Kardiani, Tinos, with five bedrooms, two bathrooms and a separate WC, for up to ten people.

2. How booking works

1. You send a request with your dates. Nothing is charged at this stage.

2. I reply within 24 hours and confirm availability.

3. You receive the rental agreement and a secure payment link (Stripe). 4. You accept the agreement online. Acceptance is recorded (date, time, IP address) and has the effect of a signature. A copy is emailed to you.

5. The booking becomes final once the advance payment is received.

The stay is a short-term rental (under 60 days) within the meaning ofArticle 111 of Greek Law 4446/2016, for holiday purposes. It gives no right to remain in the house beyond the agreed dates.

3. Stays from April to October

Length and price. Minimum stay four nights. The nightly price is the one shown on the Rates page. On top of it come the final cleaning (€120 per stay) and the Climate Resilience Fee (€15 per night), which is imposed by the Greek State, shown separately and is not the owner’s income. No security deposit.

Included: water, electricity, heating and cooling, internet, bed linen and towels, final cleaning, the personal welcome and key handover.

Not included: travel, meals, firewood and any service not mentioned. Items on request (for example firewood) are charged separately.

Payment. 30% advance payment on confirmation. Balance ten days before arrival. For bookings made less than 30 days before arrival, the full amount is paid at once.

Payment by card via Stripe. If the balance is not paid on time, I may cancel the booking under the cancellation terms below.

Cancellation by the guest:

more than 30 days before arrival: the advance payment is refunded in full;

10 to 30 days before arrival: the advance payment is kept, nothing further is owed;

less than 10 days before arrival, or no-show: the full price is kept.

4. Winter stays (November to March)

Stay lengths and prices. 7 days: €700 · 14 days: €900 · 30 days: €1,050. On top come the final cleaning (€120) and the Climate Resilience Fee (€4 per night). The length is fixed in advance; one continuous stay cannot reach 60 days.

Utilities. Water and electricity are included up to a fair-use cap: €50 (7 days), €100 (14 days), €200 (30 days). Above the cap, consumption is charged at the provider’s tariff, with no mark-up, from the meter readings signed on arrival and departure. Starlink internet is charged €40 per stay, whatever its length. Firewood is not included: €30 a basket or €180 a cubic metre, on request.

Security deposit. A deposit equal to the price of the stay length is paid by bank transfer ten days before arrival. It is not an advance payment. It is returned without interest within seven days of the electricity bill for the stay being issued, less any amounts owed (damage, electricity above the cap, firewood). Any deduction is justified in writing.

Payment. 30% advance payment by card via Stripe on confirmation. Balance ten days before arrival, or all at once if you book less than 30 days ahead.

Cancellation by the guest:

more than 30 days before arrival: everything is refunded, nothing withheld;

15 to 30 days before arrival: half the advance payment is kept, the rest is refunded;

less than 15 days before arrival, or no-show: the advance payment is kept, the rest is refunded.

You never owe more than the advance payment. The deposit, the cleaning and the climate fee are always refunded on cancellation. Leaving early gives no right to a refund.

Ferries cancelled on arrival day. If there is an official ban on sailings on your arrival day: if you arrive later, the nights not spent are deducted or refunded; if the journey does not happen, what you paid stays as credit for other dates within 12 months, with no change fee. If I cannot offer any dates in that period, everything is refunded.

5. How to cancel

All cancellations are made in writing to [email protected]. The time the message is sent is what counts. If I cancel, other than for force majeure, you are refunded everything you paid.

Because the agreement is for accommodation on specific dates, the 14-day right of withdrawal does not apply (Article 3ιστ of Greek Law 2251/1994). The cancellation terms above apply instead.

6. Arrival and departure

Arrival time is agreed freely with me. Departure is by 12:00 noon, unless a later departure is agreed with me in writing, at no extra cost — for example until your ferry leaves. A stay is never extended tacitly; any extension needs a new written agreement. Beyond the agreed time, for each day of delay in leaving the house, the price of one night plus a penalty of the same amount is owed, without prejudice to any other loss (for example if the next guest cannot be accommodated). In winter, the price of one night is the price of the stay length divided by its number of days.

7. House rules

Ten people at most. The guest who books is at least 18 and is responsible for all occupants, including minors.

Smoking outdoors only.

One pet is welcome, at no extra charge, under your full responsibility. No parties, events or gatherings. Visitors who do not stay overnight are welcome. No subletting and no use of the house by third parties.

Quiet hours and the neighbours are respected. In winter, no storing of flammable or hazardous materials, and please tell me about any fault straight away. Village cats come up to the house; I feed them, they are not let inside.

These rules are essential terms of the agreement. A breach may lead to the penalty set out in the agreement.

8. Damage

You are responsible for any damage beyond normal wear and tear caused by you, the other occupants, your pet or your visitors. Damage found at departure is settled before you leave. Damage found during cleaning is reported to you in writing, with photos, within 48 hours of departure. I am not liable for loss of, damage to or theft of your personal belongings.

9. My commitments

I hand over the house clean and in working order. I have faults repaired as quickly as possible, allowing for the realities of an island. I do not enter the house during your stay without prior arrangement, except in an emergency.

10. Force majeure

Force majeure includes in particular: a travel ban imposed by the authorities, a natural disaster, a prolonged interruption of ferry services to Tinos due to weather, serious damage making the house uninhabitable. We first try to move the stay to other dates within 12 months; failing that, what you paid is refunded, less any non-recoverable costs. For winter stays, the rule on ferries cancelled on arrival day (section 4) applies first.

11. Personal data

Before arrival, I ask for your full name, the number and issuing country of your identity card or passport, and the names of the other adults. These details are needed for the agreement and for the stay declaration I must file with the Greek tax authority. I keep no copy or photo of your ID. Details are in the Privacy Policy.

12. Governing law and language

The agreement is governed by Greek law. The courts ofAthens have jurisdiction over any dispute, subject to mandatory consumer protection rules. The agreement is drawn up in Greek and translated into French and English; if they differ, the Greek text prevails.
